OMHA Buyer’s Guide
Your journey to homeownership starts here.
Helpful information, expert guidance, and practical steps to make your dream of homeownership attainable.
Homeownership Matters
For many Oregonians, the path to owning a home can be daunting. From a rapidly rising cost of living to the overwhelming obstacles of knowing where to begin, you may think becoming a homeowner is an unattainable dream.
But OMHA knows that homeownership is an investment in your quality of life today and for generations to come, so we’ve put together a few tips to demystify the manufactured home purchase process and to shed light on some of the ways our industry bridges the affordability gap.

Today’s Manufactured Homes
Where Innovation Meets Housing Affordability
Our homes are constructed with the same high-quality materials as site-built homes, but our assembly line method allows factories to pass on cost savings to homebuyers. By purchasing precise quantities in bulk, employing a specialized workforce, and incorporating energy-efficient features, we build to order, on budget, and sustainably. This means you can save money on the construction and in monthly utilities, making manufactured homes the most naturally affordable option for homebuyers.
Energy Efficient

Your Journey Home Starts Here
OMHA’s members are equipped to help you through the process, whether you’re just starting to research options or are ready to take your next step. For most prospective homebuyers, we encourage you to contact a lender to learn about financing options, special incentives, or even replacement grants through industry partners that may fit your budget, lifestyle needs, and homeownership goals. For those who already have funds ready, visiting a retail center is a fantastic opportunity to visualize your dream home, learn about personalization options, and develop a construction and installation timeline.

Installation & Move-In

How long does
the process take?
The timeline varies, depending on things like permitting processes and site prep needs, but on average, our homes are move-in ready within just a few months.
What should you expect along the way?
As with all home construction projects, you’ll want to site your home where you have access to water and sewer or septic, obtain all required permits from the local jurisdiction, and hire a contractor who is experienced with manufactured housing—just to name a few things.
Many retailers as well as lenders who specialize in construction loans will have connections with contractors. Some retailers even manage the transportation and installation processes as part of your home purchase.
Partnering with the right retailer and lender will make a world of difference in your experience navigating all these steps. That’s why we encourage visiting with a few of our members to ensure you’re matching up with the support system you need.
